This is a strict "load and go" structural sale. The seller is clearing the lot and will handle disconnecting the building from its foundation. The successful buyer will be acquiring the structure itself and is responsible for all planning, permitting, lifting, loading, and transportation logistics to remove it from the site.

Any detached garages or outbuildings present on the property are included in the sale and must also be removed by the buyer. This is an ideal acquisition for professional building movers, modular home dealers, or buyers looking for quality Ready-to-Move (RTM) inventory.

Important: What You Need to Know Before Bidding

To ensure a smooth and safe process, the buyer must agree to the following responsibilities:

•Hire a Pro: The structure must be moved by a qualified, professional structural mover approved by the seller.

•Permits & Paperwork: You (or your mover) are 100% responsible for securing all necessary moving permits, road use approvals, and coordinating with local authorities, utilities, and law enforcement.

•Route Planning: You are responsible for planning the transportation route, including organizing any required pilot cars, escorts, or line crews to manage obstacles like power lines and traffic.

•Site Safety: Your crew must examine the structure, determine its size, weight, and load distribution.  Execute the lift and move with the utmost care, adhering to all safety regulations.

•Complete Removal: You are buying the structure "as-is, where-is." You must remove the main house and any agreed-upon garages or outbuildings completely from the property by the agreed deadline.

These are the specific rules of engagement for the closed-bid process.  
The winning bidder will be required to sign a Bill of Sale with Ironhub prior to removal of the structures.  

Auction Rules:

Closed-Bid Format: All offers must be submitted privately via the IronHub platform by [Insert Deadline Date]. Bids will not be made public.

Bulk Bids Encouraged: Buyers may bid on individual structures or submit a bulk bid for multiple units (up to all 11 structures). The seller reserves the right to prioritize bulk bids that simplify site clearance logistics.

Seller Disconnect: The seller will disconnect the structure from the foundation and cap all utilities prior to the move date.

Removal Deadline: The successful bidder must have the structure(s) completely removed from the site no later than August 30, 2026 (Removal Deadline Date).  Failure to meet this deadline may result in penalties or forfeiture of the asset.

Approval of Mover: The seller reserves the right to review and approve the buyer's chosen structural moving company before finalizing the sale, to ensure compliance with safety and insurance requirements.
